This SMS program is operated by Espinosa Bookkeeping LLC, doing business as ValleyUnit ("ValleyUnit," "we," "us"). All SMS messages originate from ValleyUnit's registered 10-digit long-code (10DLC) number assigned through our SMS service provider, Twilio Inc.

2. Program Description
The ValleyUnit SMS program sends transactional, account-related text messages to landlords and tenants who have explicitly opted in. The program does not send marketing messages, promotional offers, advertisements, or third-party content of any kind. Messages are sent only in response to events that occur in your ValleyUnit account.
3. Step-by-Step Opt-In Flow
SMS notifications are off by default. To start receiving text messages, a user must complete every step below in this order:
- Step 1 - Create a ValleyUnit account. Sign up at valleyunit.com/Account/Register as a landlord, or accept a tenant invitation sent by a landlord.
- Step 2 - Open Notification Settings. Sign in and navigate to Settings → Notifications.
- Step 3 - Enter mobile phone number. The user enters a U.S. mobile phone number in the "Mobile phone for SMS" field and clicks "Send verification code."
- Step 4 - Receive verification SMS. ValleyUnit sends a 6-digit verification code to that number via our registered 10DLC sender.
- Step 5 - Enter the 6-digit code. The user types the code into the verification field and clicks "Verify." If the code does not match within 10 minutes, the user must request a new code.
- Step 6 - Toggle SMS categories on. After the phone number is verified, the user sees a list of notification categories (see Section 5). The user toggles on the specific categories they want to receive by SMS. Each toggle is off by default; consent is per-category.
- Step 7 - Click "Save preferences." The user clicks "Save preferences." The form stores a timestamped consent record: user ID, phone number, the exact list of categories toggled on, the IP address, the browser user agent, and the timestamp.
No SMS messages are sent before all seven steps are complete. The user can return to Settings → Notifications at any time to toggle categories off or to disable SMS entirely.
4. Exact Consent Text Shown In-App
The following text appears on the Notification Settings page directly above the SMS toggles, and the user must read it before any toggle becomes interactive:
"By verifying your phone number and turning on SMS notifications, you give ValleyUnit (operated by Espinosa Bookkeeping LLC) your express written consent to send you transactional text messages about your account (rent charges, payment receipts, payment plans, late fees, lease updates, and security events). Message frequency varies. Message and data rates may apply. Reply STOP to unsubscribe at any time. Reply HELP for help. Mobile information will not be shared with third parties or affiliates for marketing or promotional purposes. See our Privacy Policy and Terms of Service for full details."
A checkbox immediately below this text says: "I have read and agree to the ValleyUnit SMS consent terms above." The "Save preferences" button is disabled until the checkbox is checked.
5. Notification Categories & Consent Toggles
Each of the following categories is a separate toggle on the Notification Settings page. Toggling a category off immediately stops SMS for that category without affecting the others.
- Rent charges: Text sent when a new rent charge is posted to your account.
- Payment receipts: Text sent when a rent payment is recorded.
- Payment plan status: Texts for payment-plan setup, installment due, and missed-installment events.
- Late fee assessments: Text sent when a late fee is assessed under your lease terms.
- Lease updates: Text sent when lease terms change or renewal is upcoming.
- Security events: Texts for new-device login, password reset, payout bank-account change, and similar account-security events. Some critical security events (for example, payout bank-account change) cannot be disabled once SMS is enabled, because they are a required fraud-prevention channel; this is disclosed on the toggle row.
6. Sample Messages
Below are representative messages from each category. The bracketed values are replaced at send time with the recipient's own data.

Every message identifies "ValleyUnit" in the body, includes opt-out instructions where space permits, and never contains advertising or marketing content.
7. Opt-Out Keywords (STOP)
You may revoke consent at any time by replying with any of the following keywords to any ValleyUnit text message:
- STOP
- STOPALL
- UNSUBSCRIBE
- CANCEL
- END
- QUIT
- REVOKE
- OPTOUT
When you reply with an opt-out keyword, our SMS service provider immediately suppresses all further SMS to that number and sends one final confirmation message: "ValleyUnit: You have been unsubscribed and will not receive further messages. Reply HELP for help."
You may also opt out by toggling all SMS categories off, or by deleting your phone number, inside Settings → Notifications on the ValleyUnit website. Opting out does not affect your in-app or email notifications.
8. HELP / INFO Keyword
Reply HELP (or INFO) to any ValleyUnit text message at any time to receive the following automated response: "ValleyUnit support: support@valleyunit.com or (702) 469-2340. Reply STOP to unsubscribe. Operated by Espinosa Bookkeeping LLC. Msg&data rates may apply."
9. Message Frequency
Message frequency varies by event. Messages are only sent when a qualifying event occurs in your account.
- Tenants: typically fewer than 10 messages per month across all subscribed categories.
- Landlords: typically fewer than 30 messages per month across all subscribed categories.
There is no fixed schedule, no recurring promotional schedule, and no minimum volume.
10. Carrier Rates
Message and data rates may apply. Standard messaging rates from your mobile carrier may apply to each message you send or receive. ValleyUnit does not charge you for the messages themselves. Contact your wireless carrier for details on your messaging plan.
11. Mobile Information Not Shared with Third Parties
Mobile information (phone number, mobile opt-in data, and consent records) will not be shared with third parties or affiliates for marketing or promotional purposes at any time.
Mobile information and messaging consent are not sold, rented, or transferred to third parties for marketing purposes. Sharing of phone numbers with subcontractors is limited solely to the support services strictly required to deliver each individual SMS message described in Section 2 (specifically, the SMS carrier delivery network operated by Twilio Inc., our SMS service provider).
12. SMS Service Provider
ValleyUnit uses Twilio Inc. as its registered SMS service provider. Twilio acts as a data processor on behalf of ValleyUnit and receives only the data required to deliver each message: recipient phone number, message body, sender identifier, and carrier delivery metadata. Twilio's privacy policy is available at twilio.com/en-us/legal/privacy.
ValleyUnit's SMS program is registered through The Campaign Registry (TCR) as an Application-to-Person (A2P) 10DLC campaign in the "Account Notification" use case.
